What is the value of a property? Surely, it is only what someone will pay for it and that can only be truly determined by actually selling it. There is the argument that it can be determined by sale prices of houses in the same location. In urban locations, maybe, though many are now altered and individualised. I live rurally, my house is in a terrace of four. They are all individual with highly variable garden sizes, access and parking. Every house in the village is unique in size, layout, orientation and access. Where's the value metric?
Actual size (not just number of bedrooms) of the property, including land and it's utility, would seem to be the only equitable way to guage this. That's a lorra work and who's going to formulate the myriad of questions that would need to be asked, let alone process the information?
I fear an upcoming cockup of monumental proportions.
